Rainscreen Fire Stopping and Cavity Barriers

Rainscreen fire stopping closes the cavities behind a ventilated façade so fire can’t travel up or across the building inside the wall. TECL installs tested open-state cavity barriers and fire stopping for rainscreen systems, and records every barrier we fit.

Why rainscreen cavities need fire stopping

A ventilated rainscreen leaves an air gap between the cladding and the wall behind it. Without barriers, that gap can act like a chimney in a fire. Approved Document B requires cavity barriers at compartment floors and walls and around openings, so fire stays in the compartment where it starts.

What we install

  • Open-state (ventilated) cavity barriers that close when heated
  • Closed-state cavity barriers at openings and the façade edge
  • Barriers around windows, doors and service penetrations
  • Remedial cavity barrier works on existing façades

How we work

Our fire stopping division, led by Adam Duffield, fits only barriers tested for the cavity width and cladding system on your project, at the positions the fire strategy requires. Every barrier is photographed, located and signed off for building control, your O&M manual and the golden thread. We’re certified under FIRAS and LPS 1531, and we issue an LPCB or FIRAS certificate for the job, whichever you prefer.

Frequently Asked Questions

What is an open-state cavity barrier?

A barrier that leaves a gap for the façade to ventilate in normal use. In a fire, its intumescent strip expands and seals the cavity.

Where do rainscreen cavity barriers go?

At compartment floor and wall lines, and around openings such as windows and doors, as set out in the building’s fire strategy and Approved Document B.

Can you work on an existing façade?

Yes. We survey the cavities, then install or replace barriers with tested systems and record each one.
