Slab edge fire stopping seals the gap between a building’s floor slabs and its external wall. Left open, that gap lets fire and smoke climb from one floor to the next behind the façade. TECL installs tested slab edge systems on new build and refurbishment projects, and records every metre we install.
Why slab edge fire stopping matters
Each floor of a building is designed as a fire compartment. The joint where the floor meets the external wall or curtain wall is one of the most common places that compartment fails. A correctly installed, tested perimeter seal keeps fire and smoke on the floor where they start, protecting escape routes above.
What we install
- Slab edge and perimeter seals behind curtain walling
- Linear joint seals between floors and external walls
- Seals at movement joints, sized to the tested movement range
- Remedial slab edge works in existing buildings
How we work
Our fire stopping division, led by Adam Duffield, installs only systems tested for the exact joint width, substrate and façade type on your drawings. Every length is photographed, located and signed off, so you have the evidence for building control, your O&M manual and the golden thread. We’re certified under FIRAS and LPS 1531, and we issue an LPCB or FIRAS certificate for the job, whichever you prefer.
Frequently Asked Questions
What is slab edge fire stopping?
It’s a fire-rated seal that closes the gap between the edge of a floor slab and the external wall, stopping fire and smoke passing from floor to floor.
Is slab edge fire stopping the same as a cavity barrier?
No. A slab edge seal closes the gap at the floor edge inside the building line. Cavity barriers close cavities within the wall or façade itself. Many buildings need both.
Can you fix slab edge seals in an existing building?
Yes. We survey the existing joints, then replace missing or failed seals with tested systems and record each one.
